The recent groundbreaking ceremony for Imperial 41 brought together construction partners, city officials from Bonita Springs, and local residents to mark the launch of this new mixed-use development in downtown Bonita.
Barron Collier Companies and CAPREIT have joined forces to develop Imperial 41, a project designed to revitalize a site that has stood vacant for two decades. The development will blend residential units, commercial spaces, and community areas, bringing renewed energy and activity to downtown Bonita Springs, according to officials.
This initiative is a collaborative public-private partnership between the developers and the City of Bonita Springs.

Imperial 41 will be composed of two buildings spanning the Imperial River, offering 120 modern apartments and 19,000 square feet of retail and commercial space. The north building is dedicated to residential units, while the south building will provide commercial space on the ground floor with apartments and amenities for residents above.
“In 2020, we introduced the idea of a public-private partnership with the City of Bonita Springs. Through close collaboration and feedback from residents, we have shaped a development that enhances and supports the community,” said Blake Gable, CEO of Barron Collier Companies. “Imperial 41 will improve the downtown area by increasing livability, walkability, and public amenities. This marks an exciting advancement for Bonita Springs.”
Imperial 41, designed by RG Architects, will feature several public amenities, including:
- Two dedicated public parks
- Public restrooms
- Bike racks for public use
- A public fire pit
- Public parking spaces
Barron Collier Companies will manage the commercial leasing, while CAPREIT will oversee the residential operations. “Since 1996, CAPREIT has been at the forefront of multifamily residential development,” said Andrew Kadish, CEO and CIO of CAPREIT. “Our teams are committed to fostering sustainable, long-term growth. This partnership with BCC and the City strengthens our shared goal of creating welcoming communities where people can truly feel at home.”
Construction is expected to continue through 2026, with completion planned for 2027. For information about commercial leasing, contact Kelly Kennedy, director of commercial leasing for Barron Collier Companies, at 239-262-2600. Residential leasing, managed by CAPREIT, is set to begin in late 2027.
