Lissette Calderon, Rubells, Simkins’ Lion Plan Miami Project

Lissette Calderon, the Rubell family, known for their real estate and art ventures, and Lion Development Group are collaborating on a three-phase residential development in Miami’s Allapattah neighborhood, The Real Deal has learned.

According to a news release from the developers, the first phase will feature a 21-story, 330-unit rental high-rise at 1000 Northwest 23rd Street. The building will include 10,000 square feet of ground-floor retail. Construction is scheduled to start in the first quarter of 2027, with completion anticipated in the first half of 2029.

Calderon’s Neology Group, based in Coconut Grove, the Rubell family, and Michael Simkins’ Lion Development, headquartered in Miami, plan to announce two additional phases next year. The overall project aims to build on Allapattah’s emergence as an arts and culture district.

This development marks a new collaboration between Calderon and the Rubells, both prominent figures in the Allapattah area. The partnership launches during a period of slowdown in the South Florida multifamily market, following a surge of new unit deliveries over the past two years and a tempered influx of new residents, resulting in slower lease-ups and increased concessions.

Despite current market conditions, developers maintain that the market will recover by the time these new apartment projects open in the coming years.

Property records show the Rubell family owns the 1-acre site for the first tower. The location is also close to the Rubell Museum, a 100,000-square-foot art campus with 33 galleries housed in multiple interconnected warehouses at 1100 Northwest 23rd Street.

The Rubells, longtime Miami Beach developers, first opened their art collection to the public in Miami’s Wynwood in 1993. Over the last decade, Wynwood has transformed into a vibrant arts district and a dynamic real estate market. In 2019, the Rubells relocated their collection to Allapattah, where they have continued to acquire property.

Michael Simkins’ Lion Development has participated in other Miami projects, including the 659-unit 38 West Eleventh Residences Miami condominium tower with PMG and Marc Roberts, part of a larger collection of planned towers.

Allapattah, historically a Dominican community known for fruitpacking, has increasingly drawn attention from both developers and art gallerists.

In recent years, Calderon has completed several Allapattah apartment projects, including the 192-unit No. 17 Residences (completed in 2021), the 323-unit The Julia Residences (delivered this year), and the 237-unit Fourteen Main Street Residences (also completed this year).
