Lee County’s September 2025 single-family home prices fell 2.1 percent from last year, continuing the downward price trend in SW Florida. There was some good news, however, as median home prices rose $5,000 from August’s numbers.

Official single-family home prices this September were 5,375,000, compared to 382,900 last year. I saw some other notable numbers during the official release. Closed single-family home sales rose 14.4 percent last September. Remember Helen hit on September 26 last year, followed by Milton a few weeks later. Home sales of the month were postponed or canceled in Milton as well as Helen Hutt. When the October numbers are released next month, we wouldn’t be surprised to see a big jump in foreclosures this year over last year. Last year’s numbers were suppressed by storms

Helen and Milton
Helen and Milton were a double whammy for the area that Ian had targeted just 2 years earlier. The combination of 3 storms and flooding put the kibosh on home sales and prices from which we are still recovering. Thank goodness there were no tornadoes in our area. Florida already faces high insurance premiums, and SW Florida has experienced more from hurricanes.
New pending sales are up 11 percent from last year. Again, this could be due to storms, but we’ll take it. Pending inventory is down .6 percent from last year. The official months supply of inventory is 6.7 months, which is a 15.5% increase from last year. As we track these numbers weekly, inventory has started to rise again.
Strategy meeting
We have had several sellers take us up on our offer for strategy sessions. Many sellers aren’t sure what to do. They will want to sell and know if the market will rise again with lower interest rates in the future or will fall further. We sit down and go over all the stats, then look at their situation. After analyzing the entire situation, the homeowner decides what they want to do or not do, and when. We are not telling them what to do. Our belief is that homeowners should have all the facts to make the best decision for themselves, as this is a huge financial decision.
Times like these
In times of uncertainty, it pays to work with a real estate professional who is unbiased and studies the market. It is important to have this experience and wisdom. Hearing the word on the street is also valuable. Buyers and sellers are only prepared by an active real estate agent who is thinking of buying.
