Associated Ross, Westlake, Sunbeam, Fifield, PGIM NAB tenants

BDO, Shutt & Bowen, Citizens Bank, more West Palm Beach

Related Ross, billionaire Steve Ross’s firm that dominates downtown West Palm Beach, scored half a million square feet of leases this year.

According to a related Ross news release, the 25-story City Place office tower, which is under construction, houses offices from insurance, tax and advisory services firm BDO, law firm Shutts & Bowen and private investment firm Unenberg Investments. Related Ross, the South Florida-based real estate firm Ross launched last year, will expand its downtown West Palm headquarters to 15 city locations.

Also on tap at the tower is the Cleveland Clinic, which occupied 120,000 square feet.

15 CityPlace and 10 CityPlace are two office towers being developed on the site of AMC West Palm Beach 12 at 545 Hibiscus Street, and the closed Brew Italian Grill at 550 South Rosario Avenue in the city’s mixed-use complex.

In a Flagler, Ross-related tower completed this year at the foot of the Royal Park Bridge, leased offices for Citizens Bank, JP Morgan Private Wealth Management and Metropolitan Commercial Bank, according to the release.

Architecture firm Roger Ferris + Partners leased an office at the two-tower Phillips Point, and investment manager Gers & Company renovated its office space. In 2021, Ross paid $282 million for Phillips Point at 777 South Flagler Drive and 201 Lakeview Ave.

At Esperant Corporate Center, law firm Whitford, Taylor & Preston leased an office, and investment firm Shumway Capital renewed its lease. The Esperanté Corporate Center is at 222 Lakeview Ave.

Real estate firm GID and insurance brokerage Seibert & Associates leased CityPlace Tower, and law firm McLaughlin & Stern renewed its lease at 525 Okeechobee Boulevard at CityPlace Tower. Ross, through Related Companies, developed City Place Tower in 2008 and sold it in 2011. In 2021, he bought the building for $175 million.

The tech firm will open its headquarters at 477 Rosary Boutique office building in Vizim City Place.

Ross, who founded Related Companies based in New York 50 years ago, stepped back from the firm last year to lead West Palm-based Related Ross. He is the Chairman and single largest shareholder of none of the respective companies.

The leased square footage was not provided immediately to the tenants.

Greg Gilley’s Riviera Dining Group opened Eva Seafood in Miami’s Coconut Grove, marking the restaurant’s second outpost.

Riviera Dining leased 4,900 square feet at 2889 McFarlane Road, according to a news release from the hospitality group. Ava Mediterraneo, which opened on Saturday, includes a members-only Ava MM retreat area.

The restaurant is headed by Chef Michael Michelidis and Executive Chef Frederic Aumnier. Lázaro Rosa-Vivolin designed the interior.

The other is in Winter Park, near Orlando on the Atlantic Ocean.

The Coconut Grove Restaurant is in Arya Hotel & Suites, also known as Uprising Park Condominium. Last year, Miami vacation rental and German entrepreneur Florian Hagenbuch paid $16.2 million for 19 condo-hotel units, a commercial space and 66 percent of the common areas at the Aria Hotel.

Ella Cafe, Junior’s Barber Shop, More | Westlake

A shopping plaza under construction in Westlake has landed four tenants.

Ella Cafe offers 1,700 sq.ft. Junior’s Barbershop offered 1,700 square feet. Westlake Eye Care Pre-owned 1,500 sq.ft. And Gulfstream Goodwill specified 2,600 square feet in Westlake Palms at 4931 Seminole Pratt-Whitney Road, according to a news release from the landlord’s brokers.

Records show Donaldson, the entity headed by the hearing, owns the Westlake Palms development site and recorded a notice to begin construction in March. The notice is for a 10,400 sq ft retail building.

Westlake, a municipality in Palm Beach County, incorporated in 2016, is the youngest city in the county. Minto Communities is the master developer that bought the nearly 4,000-acre site in 2013 where it is building Westlake. At full construction, Westlake will have thousands of homes, commercial space and its own schools and police and fire stations.

Memorial Health Care System | Miramar

Memorial Healthcare System renewed two of its leases for a combined 93,000 square feet at the Miramar Park of Commerce.

Public Healthcare System renewed its 73,600-square-foot lease for administrative offices at 2900 Corporate Way, and its 19,400-square-foot lease for offices and training space at 2954–2990 Executive Way in Miramar, according to a Miramar Park of Commerce news release. In total, Memorial has leased more than 200,000 square feet of space on the business campus, including for pharmaceutical, IT and pathology uses.

Bob Banks of RW Banks represented the tenant. Ryan Goggins and Peter (“PJ”) Appol of Sunbeam Properties represented the landlord.

Sunbeam Properties, a real estate firm owned by the billionaire Anson family, which also owns WSVN Channel 7, developed Miramar Park of Commerce. It encompasses more than 5 million square feet of office, medical and industrial space, and is home to more than 160 companies, the release said.

Near Commerce Park, Sunbeam plans a large mixed-use project with more than 2,800 residential units. A 185-key hotel; more than 500,000 square feet of retail, dining and office space; and 32 acres of parks.

Body Hot Palette | Miami

A Pilates studio will open in the recently completed Amara Wynwood apartment building.

Body Warm Pilates leased 1,800 square feet at 45 Northeast 27th Street in Miami, according to a news release from the broker for landlords and tenants. The studio is expected to open in the spring.

Juan Andres Nava was part of the Metro 1 team representing the landowners. Johnny Moreno of Metro 1 also represented the tenant.

Chicago-based Fifield Companies and Newark, New Jersey-based PGIM Real Estate completed the eight-story, 210-unit Amara apartment building this year, according to media reports and Apartments.com. The building has approximately 11,000 square feet of retail space.

Bagtail Miami River | Miami

A French-Mediterranean restaurant opens in the Miami River District.

Bagtail Miami leased 5,500 square feet at 311 Northwest South River Drive in Miami, according to a spokesperson for the tenant and a news release.

Records show the building is owned by an entity managed by Arturo Ortega.

Prince St. Pizza | Miami Beach

New York pizzeria Prince Saint Pizza will open on Miami Beach’s Lincoln Road pedestrian promenade.

The 1,500-square-foot space at 521 Lincoln Road, led by Lawrence Longo, is expected to open next month, according to tenant news. This marks its first brick-and-mortar outpost in Miami-Dade County, though pizzerias have popped up in Wynwood before.

Records show the building is owned by an entity affiliated with New York-based Aurora Capital Associates.
