The Ellis team has come up with some of the latest real estate techniques that are working for our clients. One of the benefits of working in the real estate industry for 40 years is that we have had the opportunity to learn what works in changing markets. The technology delivery system may change, but the message and the goal remain the same.

Latest Real Estate Techniques

One technique we use is one that has been stripped from other agents. Let me explain some of the stories, and the secret sauce. We have always been very good at finding buyers for our homes. One strategy we used was keyword targeting. We had a listing in South Fort Myers on a nice road. Every other house on the street was for sale and not for sale. The last remaining owner called us and asked if we could sell them. It was around $800,000+ in 2016.

We sold it in 13 days and everyone asked how we did it. We knew how much money someone had to earn to buy a house, or how many assets they needed to pay cash. So we targeted the buyer online and it worked. Since 2016 the DOJ has stepped in and said you can’t advertise to people based on how much money they make because that’s discrimination. Unfortunately, if someone doesn’t earn a certain amount, the bank won’t give them a loan.

As another example, we had a listing in Pelican Safe. We target buyers 55+ because you have to be 55+ to buy there. Obviously we can’t sell it to a 30-year-old because it’s a 55+ community. We sold this listing. With the new rules, we won’t be able to do that either. This is where our advanced real estate marketing techniques come into play.

Real Estate Database

Exempt from advertising rules. We may not use Facebook or Google databases to target housing related ads, but we may use our own database. Over the years we have generated nearly 17,000 people searching using www.leecountyonline.com. We can see what areas they’re looking for, and what price ranges they like, among many other areas.

Latest Real Estate Techniques

We can target these buyers when we list a property. We don’t need to rely on Google or Facebook which are banned by DOJ. We can market our database and get our listings in the hands of people who are actually looking for that type of home.

Lost in the search

With so many homes on the market, buyers can get lost in the search. All homes run together on Zillow and Realtor.com. If it’s all the listing agent, your house won’t stand. It gets lost. The Alice team, on the other hand, advertises our listings directly to the consumer online, bypassing Zillow and Realtor.com. Sure, our listings are still listed on all the portals, but that’s not what sells homes today. A listing must be differentiated in order to stand out.

Differentiation is key

Just like the job market, a home should stand out above the competition. Your home is applying for the job of being the next home for another family.
