Where Are Most New Oceanfront Condos Located in South Florida?

New and recently built oceanfront condos are highly sought after by buyers looking for prime property options and locations. Many who are new to South Florida may assume that there is an abundance of newly constructed oceanfront condos throughout the area, but that is not the case. Inventory levels vary greatly by location, and in fact, oceanfront condos make up only a small portion of the condos currently under construction or in pre-construction. The limited amount of available beachfront land restricts new development. While some older oceanfront condos may eventually be replaced with new buildings as developers complete buyouts, this process can take years to finalize.

  • Over 90% of new and recently built oceanfront condos are found in Miami-Dade County. Within Miami-Dade, Sunny Isles Beach and Miami Beach lead as the top cities with the largest number of new and recently completed oceanfront condos. Other notable locations with oceanfront condos include Surfside, Bal Harbour, Key Biscayne, and Fisher Island.
  • Broward County and Palm Beach County rank second and third, respectively, for the number of new or recently constructed oceanfront condos available.
  • In Broward County, there are currently four oceanfront condos (directly on the beach) under construction, located in Pompano Beach and Hillsboro Beach. In Fort Lauderdale, one new condo—Selene Oceanfront Residences—is being built across from the beach, but none are currently under construction directly on the sand. The most recent direct oceanfront development in Fort Lauderdale is Auberge Beach Residences, completed in 2018. South of Fort Lauderdale, 2000 Ocean Condo in Hallandale Beach, built in 2022, is directly on the beach.
  • Palm Beach County currently has one oceanfront condo under construction: Atlantic Beach 1 in Tequesta–Jupiter Island, with prices starting at $14,000,000. Most of the newly built oceanfront condos in Palm Beach County are found on Singer Island, where three buildings have been constructed between 2018 and 2023. Boca Raton, although highly desirable, does not have any new condos on the beach nor any under construction. The most recently built oceanfront condo in Boca is One Thousand Ocean, completed in 2010, where condos sold in 2023–2024 averaged $7.5 million. Delray Beach is also popular but has only seen two new beachfront condos built recently—Ocean Delray and 1625 Ocean, completed in 2021 and 2023. These are the only beachfront condos built in Delray Beach in over 30 years.
  • For new oceanfront condos in Palm Beach County, the prevailing trend is boutique-style buildings offering spacious floor plans. Many luxury condo buyers seek larger residences, so it’s common for these buildings to feature units with at least three bedrooms, and some offer four or more. Strict density and height regulations, combined with the scarcity of large oceanfront development sites, further limit the size of new buildings. While boutique buildings provide a more intimate living environment and a variety of luxury amenities, the amenity spaces are smaller, and the overall inventory is limited. As a result, buyers may need to broaden their search to nearby areas or adjust their criteria to find more options. Intracoastal waterfront condos can also be excellent alternatives.
