More than a year after kicking off sales for its boutique condo development in Coconut Grove, Meta Development has announced that Serhant will take over as the lead for sales and marketing, replacing Douglas Elliman.
The Opus Coconut Grove, a six-story condominium with 14 residences, is planned for 3137 Southwest 27th Avenue.
Meta is a partnership between Miami-based Lucid Investment Group and Brazil’s Iron Capital. The team secured a $28 million construction loan in August to advance the project. Lucid is led by Andrew Rasken, while Iron Capital is headed by Bruno Guedes and Bruno Benevides.
According to Rasken, nearly 60 percent of the units at Opus are already under contract.
“We were seeking a group with broader outreach in the Northeast,” Rasken said of the decision to bring in Serhant.
Sales and marketing will now be managed by Serhant’s Nicolas Group, headed by Angel Nicolas, as outlined in a news release. Nicolas, who has previously handled spec home sales for Rasken, is taking over from Elliman’s Christopher Wands and Sari Libbin Shapiro, who initiated the sales effort last August.
Rasken confirmed that Opus will feature 12 standard units and two penthouses. The building, designed by Kobi Karp and João Armentano, will offer amenities such as a pool, gym, spa facilities, business lounge, and a children’s playroom, according to the project’s website.
The buyer base, Rasken said, includes both local and international clients, with significant interest from Northeasterners. Remaining residences are priced from $3.1 million, as listed online.
Opus is one of several boutique-scale developments Meta is pursuing throughout South Florida. Rasken and his partners believe that buyers are increasingly looking for alternatives to the region’s many large-scale towers.
“We’re committed to this as our core offering,” Rasken said. “We believe the boutique luxury condo segment will continue to thrive.”
Meta is also developing Colette, a five-story, 38-unit luxury condominium at 1880 Brickell Avenue, with pricing starting at $2.8 million. Rasken noted that the partnership is also exploring a new project site in Pompano Beach, an emerging coastal area that now has hundreds of units in the pipeline.
