The owners of Goat Hospitality Group have secured a buyer for their Pinecrest estate during Miami Art Week. The property, listed for $18 million, is now under contract.
This pending sale represents the highest-priced of 14 contracts signed in Miami-Dade County between December 1 and December 7, as reported by the latest Eklund-Gomes market update. The report tracks homes and condos listed at $4 million and above on the Multiple Listing Service. On average, these properties spent 173 days on the market before going under contract.
During that week, 61 new luxury listings were added, bringing the total number of active high-end listings in Miami-Dade to 1,323.
In the previous week, buyers signed 11 contracts for Miami-Dade properties, with a combined asking price of $86.2 million.
For the most recent week, the 11 single-family homes and three condos that went under contract had a collective asking price of $100.6 million, according to the report from the Douglas Elliman team led by Fredrik Eklund and John Gomes.
The single-family homes under contract last week averaged an asking price of $7.4 million and spent an average of 169 days on the market, totaling $81.6 million in asking dollar volume.
The top contract was for a 12,000-square-foot mansion at 10061 Southwest 60th Court, represented by Eklund and Elliman’s Jennifer Goldstein. This pending sale features a 10-bedroom, nine-and-a-half-bathroom home. According to records, Derek and Lisa Gonzalez of Goat Hospitality purchased the 0.9-acre property for $5.7 million in 2022 and had a new residence constructed, which includes a Balinese-inspired pool, outdoor shower, sauna, and an expansive primary suite.
The three condos that found buyers last week had an average asking price of $6.3 million and spent about 183 days on the market. Their combined asking price was $19 million, or approximately $2,154 per square foot.
The highest-priced condo to go under contract was a residence at the Estates at Acqualina in Sunny Isles Beach. Unit 1903 at 17901 Collins Avenue, featuring four bedrooms and five bathrooms, is listed with Ryan Mendell of Maxwell E Realty Inc. Property records show David Schwartz of Lexington, Massachusetts, paid $5.4 million for the nearly 3,300-square-foot unit in 2022.
For comparison, in New York last week, buyers signed contracts for 29 homes totaling $233.5 million in combined asking price, with the typical property spending 736 days on the market, according to the latest Olshan report.
